The homeowner’s second-floor bedrooms stopped swinging ten degrees between morning and afternoon, and their summer AC runtime dropped noticeably.
Crawl Space Encapsulation in Niles District
Years of damp soil had left the floor joists sweating and the house smelling musty every spring. The crawl space had no vapor barrier at all, and the perimeter vents were wide open to Fremont’s wet winter air. We installed a 12-mil reinforced vapor barrier across the floor, sealed the vents, and ran the liner up the foundation walls. Within a week, the homeowner said the musty smell in the hallway closet was gone. Their wood floors stopped cupping during the rainy season.
Spray Foam Insulation in Ardenwood
The homeowners had a furnace and ductwork in the attic, which meant the ducts were sitting in 130-degree summer heat. Every dollar they spent on cooling was bleeding through the duct insulation before it reached the rooms. We applied Icynene open-cell spray foam directly to the underside of the roof deck, creating an unvented attic. The attic temperature now stays within ten degrees of the house. This 1950s rancher had empty wall cavities. The owners could feel the difference just standing next to the west-facing living room wall after four in the afternoon. Heat radiated through the plaster like a radiator. We drilled small access holes from the exterior, dense-packed GreenFiber cellulose into every stud bay, and plugged and patched each hole. The west wall now reads within two degrees of the interior wall on a thermal camera. The owners noticed the difference the first evening after the job.
Attic Air Sealing and Rodent Proofing in Mission San Jose
The homeowner had been hearing scratching in the ceiling above the master bedroom for months. Rat droppings covered the insulation near the eaves, and the fiberglass had been tunneled through in trails. We removed the contaminated insulation, sanitized the attic, sealed every penetration from the can lights to the plumbing vents, and screened the eave gaps. Then we blew in fresh Johns Manville fiberglass. Six months later, no noise, no droppings, and the upstairs holds heat much better on cold nights.
Radiant Barrier Installation in Warm Springs
The attic here had R-19 insulation on the floor, which meets code, but the afternoon sun beat directly on the roof deck. The upstairs rooms would stay warm well past midnight in August. We stapled a perforated radiant barrier to the underside of the rafters, reflecting the radiant heat that the roof absorbed. The homeowner reported upstairs bedrooms cooling down an hour and a half earlier each evening. Their August bill was the lowest it had been in five years.
